One of two charming well-presented properties, situated in a peaceful tranquil setting on the edge of a family run fishery, with two well stocked lochs.  Located just 2 miles from the ancient historical royal burgh of Linlithgow, where you can visit the magnificent ruin of the great Royal Palace, which was the birth place of both James V and Mary Queen of Scots, set within beautiful parkland known as Peel beside Linlithgow Loch, or enjoy a canal boat trip around the town or head straight to the Falkirk wheel. The town also boasts excellent leisure and shopping facilities and is within easy reach to the wonderful cities of Edinburgh, Stirling and vibrant city of Glasgow, making this all a fantastic base for your holiday.  There is a direct train to Edinburgh and Glasgow, the train station is just 3 miles away.  The Kelpies at Grangemouth are within a short drive away and are a must see!

As you walk into this modern property you will find the open plan lounge and kitchen to the rear of the house with views across the open countryside.  The lounge has a TV/DVD and the kitchen area is well equipped with electric oven with gas hob, microwave, fridge/freezer, dishwasher and washing machine.  Also on the ground floor you will find a double bedroom with the bathroom next door featuring a shower and WC.  Venturing upstairs to the first floor there is an additional double bedroom with en-suite shower and WC and a twin bedroom with a bathroom opposite featuring a shower over bath and WC.

At the rear of the property with direct access from the lounge there is a private screened decking area with tables and chairs.  There is also a shared housed hot tub a short walk from the house which is available to all guests, this should be booked with the owners directly.  There is blue, brown and rainbow trout fishing available on Carribber and Bowden lochs, there is a small additional cost which applies and this can be paid locally with owners.

Great central location for visits to Edinburgh, Glasgow and Stirling, plus other attractions, Kelpies, Falkirk Wheel, Wallace monument and Rosslyn Chapel let alone those in Linlithgow itself.

Lovely cottage with beautiful views. Very peaceful place and nearby open waters for fishing and walking your dog around or just walking yourself. I have stayed in two other holiday cottages in Linlithgow and this is definately my favourite and I am already thinking about my next trip.

Excellent location of cottage for visiting Edinburgh outside pretty town of Linlithgow. Set in countryside the place was quiet and peaceful with lovely views. Plenty to do in surrounding area.

Cottage was clean and had all we desired, nice outside space for dining (weather permitting). Plenty of wildlife around fishing lakes & canal walks. Downside was you had to drive to get anywhere, as the road outside was unsafe to walk along. People should be made aware of this.

This 3-bedroomed cottage is comfortable, quiet and well equipped with a fishing lake next door. The friendly owner lives nearby so is available if there are any problems. We'd definitely go there again.
