The ancient Royal Burgh of Linlithgow is just 2 miles away, home to leisure and shopping facilities and plenty of history, while The Kelpies at Grangemouth are just a short drive away. Back at the property, the accommodation is modern and bright with a contemporary kitchen for entertaining, cosy lounge and shared hot tub for soothing sore muscles after a long walk.

Inside, the property is decorated in a neutral, contemporary theme with splashes of colour giving personality to the rooms.

Step into the spacious open-plan lounge/diner, decorated in tasteful tones with leather sofas, a TV/DVD player and good-sized wooden table. The kitchen offers ample space for preparing delicious family meals and overlooks beautiful fields outside. There is also a good-sized double bedroom and a modern bathroom with separate shower on the ground floor. Upstairs you will find a further double with solid flooring and en-suite shower room together with a twin bedroom for children as well as a bathroom. All of the rooms display calming tones and offer wonderful countryside views.

Step outside from the lounge onto a private decked terrace with table and chairs, perfect for enjoying a delicious al fresco meal at the end of the day. A shared, housed hot tub is ideal for winding down after a long and active day. Blue, brown and rainbow trout fishing is available on Carribber and Bowden Lochs at an additional charge.

This property enjoys a peaceful rural location just 2 miles from historic Linlithgow. Visit the Royal Palace, birthplace of both Mary Queen of Scots and King James V or enjoy a canal boat trip around the town. Linlithgow also offers supermarkets, pubs, restaurants and cafes, perfect for stocking up on supplies or enjoying a meal out when you’d rather not cook. Keen golfers will enjoy playing a round at Linlithgow Golf Club, less than 2.5 miles away.

Less than 8.5 mils away is the town of Falkirk, where you can visit the 19th-century mansion Callendar House, the unusual octagonal building Tattie Kirk and, just outside the towna, the giant horse-head sculptures The Kelpies.

 For more of a cosmopolitan vibe, visit the wonderful cities of Edinburgh (21 miles) and Stirling (19.5 miles); take a walk around the historic castles in both cities or make the most ofthe independent shops, cafes and restaurants there. Or stay closer to home for a stroll through Beecraigs Country Park (4 miles), Muiravonside Country Park or the stunning Pentland Hills Regional Park (25 miles).

Cottage is in a great location to travel to Edinburgh, Kelpies, Glasgow etc with direct train from the town. Its a fair walk so youd hope for a good day to walk into town. Cottage is next to small loch and fishing area and is beautiful. Inside the cottage was very homely with even a Christmas tree. Perfect location for visits to Edinburgh and Glasgow, beautiful surroundings. The cottage is spacious and clean. We stayed there for a week with 4 adults an 2 small children. Owners are really helpful.

The cottage is lovely and very peacefully quiet , modern and well kitted out kitchen and 3 modern fitted bathrooms. Found on the grounds of a fishing lake with stunning countryside views from most of the windows. We stayed here as the cottage is ideally located in the town of Linlithgow between the cities of Edinburgh and Glasgow . Absolutely beautiful cottage in a stunning location. Large rooms which is unusual for a holiday cottage. So quiet and peaceful and in an ideal position for visiting Stirling, Falkirk and Edinburgh. We brought our Dachshund puppy and he loved having a walk around the property in the mornings. Perfect for anyone wanting to do some fishing. Well located in beautiful scenery. Linlithgow is just 5mins away by car with 3 big supermarkets for self catering and plenty of good pubs and restaurants. Very quite. Accomadation, kitchen is well equipped including a good washing machine, no dryer but access to owners one if needed. TV basic, has DVD player but no streaming service and internet isRead more a bit hit and miss (not that we missed that). 6 adults had plenty of room, though living room was a little cramped.
