The delightful towns of Melrose, Selkirk, Jedburgh and Peebles are within easy touring distance and the city of Edinburgh, is also within easy reach. Fishermen will be delighted with the nearby River Leader and River Tweed renowned for its excellent Salmon and Trout Fishing. Walkers, hikers and mountain bikers can explore the direct routes on the Southern Upland Way! And the beautiful Lammermuir Hills.

Stepping inside this charming stylish period cottage through to the wonderful spacious open-plan, light and bright lounge/kitchen/diner. In the lounge area you will find a TV and wonderful floor to ceiling windows with French doors leading out to the rear garden. The stylish kitchen area is well-equipped with electric oven and hob, American style, fridge/freezer with water and ice dispenser, microwave, dishwasher and washing machine, and the dining area has a lovely large glass table which is perfect for romantic meals or family gatherings. Also on this floor is a separate WC. Next you are met with the stylish second lounge with TV and comfy double sofa bed. Head up the stairs to the first floor where you will find the master bedroom with king-size bed and TV. Finally, there is a lovely contemporary bathroom, with bath, separate shower and WC.

Venturing outside you will find the spacious fully enclosed garden, with seating area perfect for al fresco dining and lazy evening star gazing, perhaps with a nice glass of wine or a good local ale. At the rear of the garden is the delightful summer house with seating area. There is ample off-road parking available directly in front of the property.

Dogs are charged at £20 each per full or part week.

Best holiday house we have stayed in.. property in immaculate condition. Tremendous garden for our dogs. Walking distance from centre of town which has good shopping eating and drinking. Already checking diary for another stay.

Lovely property, very spacious, modern and a fab big enclosed garden. Lauder is a nice wee town, with very friendly locals. Great surroundings for dog walking, running and cycling.

This is a beautiful property,one of the nicest I've stayed in. It has everything you could possibly want and a garden to die for. Peaceful and quiet great for a holiday away from it all. Not impressed with Lauder itself, Not really much there at all, had a couple of good meals at the Black Bull though,Great food and staff.Great base for travelling Read moreround the borders. Hide

Lammermuir Cottage is a beautiful cottage. Tasteful decoration. Good quality fixtures and fittings. Fantastic mature, well maintained garden which is ideal if you have dogs as it is fully enclosed.

A very well appointed, comfortable, dog friendly holiday home. Lots of room inside and a great garden outside. Close to dog walks and local shops. The owner was very helpful when assistance was needed. We would be very happy to holiday there again.

We have stayed in several holiday cottages over the past 4 years as we like to holiday and walk with our dogs. This doesnt mean however that we want to compromise on the standard of accommodation, the cottage was beautifully furnished and exceptional clean, the garden was beautiful and secure for our dogs.
